Common Garage Door Questions
Garage Door FAQ for Naples & Southwest Florida Homeowners
Answers to the technical questions our team hears most often about sensors, springs, noisy doors, openers, keypads, maintenance, and hurricane-rated garage doors.
Troubleshooting
Garage Door Problems and Warning Signs
Why does my garage door start to go down and then pop back up?
The most common cause is a safety sensor issue. The sensors may be misaligned, dirty, shorted out, or wired incorrectly. You can try cleaning and realigning the sensors. If the door still will not close, hold the inside wall button to activate the safety override, then schedule service so the sensor system can be inspected safely.
Why does my garage door go up a foot and then slam back down?
This usually means the torsion springs are broken or no longer balancing the weight of the door. Do not use the electric opener when this happens. A broken spring can damage the opener and leave the door in an unsafe position. Call a garage door professional for spring replacement.
Why is my garage door so noisy?
Garage doors have many metal moving parts, and Southwest Florida heat and humidity can dry those parts out quickly. Grinding, squeaking, popping, or scraping often comes from metal-on-metal friction, worn rollers, loose hardware, or parts that need lubrication and adjustment.
Why is my garage door moving so slowly?
Weak torsion springs are a common reason a garage door moves slowly. Springs carry most of the door weight, and as they wear down the opener has to work harder. Another possibility is that the wrong opener motor was installed for the size or weight of the door.
Can I replace a damaged panel on my garage door?
Sometimes, but it depends on the age, model, and extent of the damage. Deep dents, bends, cracks, or warping can throw off the entire door system. Older panels may also be hard to match because manufacturers update designs over time. In many cases, replacing all panels or the full door is the better long-term fix.
How do I replace the springs on my garage door?
You should not attempt to replace torsion springs yourself. Garage door springs are under extreme tension and can cause serious injury if handled incorrectly. Spring replacement should be done by a trained garage door technician.
Openers and Keypads
Garage Door Opener, Motor, and Keypad Questions
Why does my keypad not work after changing the battery?
Replacing the 9-volt battery does not always fix a keypad problem. Like a remote, the exterior keypad uses a radio frequency tied to the opener motherboard. As the motor ages, that signal can weaken. The two common solutions are replacing the motherboard or upgrading the opener unit, such as to a newer LiftMaster motor.
How do I change the code on my outside keypad without going on a ladder?
On many LiftMaster systems, enter your old code and hold the pound sign until the opener light flashes twice. Then enter the new code and hold enter. The opener light should flash twice again once connected. Always test the new code before relying on it.
Can I open and close the door from my cellphone?
Yes. LiftMaster works with the myQ app, which lets you open, close, and monitor your garage door from your phone. The app can also send notifications when the door opens or closes and provide diagnostics for the door and opener.
How do I reset the travel limits on my garage door motor?
Newer LiftMaster motors use electronic travel limits stored in the motherboard. Older LiftMaster models may use manual travel limit screws for up and down force and travel. Turning the up-limit screw clockwise typically raises the open position, while turning the down-limit screw counterclockwise typically lowers the close position. If you are unsure, schedule service so the limits can be set safely.
What is a side mount garage door opener?
A side mount opener attaches to the torsion spring bar instead of hanging from the ceiling. It turns the torsion shaft to open and close the door electronically. Side mount openers are useful for high-lift doors or garages with limited ceiling headroom.
What are the advantages of a side mount garage door opener?
Side mount openers save ceiling space, work well for high-lift applications, and often run with less vibration and noise. Many models include an electronic lock for added security and battery backup for use during a power outage.
Maintenance
Garage Door Lubrication and Maintenance
What do I use to perform maintenance on my garage door?
In Southwest Florida humidity, white lithium grease or a silicone-based garage door lubricant tends to last the longest. 3-IN-ONE garage door lubricant is another common option. Do not use WD-40 as your main garage door lubricant because it is primarily a degreaser.
How frequently should I lubricate my garage door and what do I lubricate?
Preventative maintenance is recommended every 6 to 12 months. Lubricate moving parts such as rollers, hinges, springs, and bearings. Keep the tracks clean, but do not spray lubricant into the tracks because it can attract dirt and debris.
Doors and Hurricane Ratings
Hurricane Impact Doors, Brands, and Styles
Do I need a hurricane impact garage door in SWFL?
Yes. Because of the severe weather risk in Southwest Florida, hurricane impact-rated and wind-load garage doors are required by Florida and local county codes in many situations. A local garage door professional can explain which products are appropriate for your home.
What are the best brands of garage doors?
Empire Garage Doors installs high-quality American-made brands. Amarr is known for reliability and affordability, Eden Coast offers custom composite overlay doors with a wood look and low maintenance, and Haas Door is a family-owned manufacturer with many durable color and style options.
What are the most popular styles of garage doors?
Full-view aluminum garage doors are popular in Southwest Florida for their modern look and natural light. Overlay garage doors offer an elegant, timeless appearance, while steel doors with windows on one side of each panel provide security, light, and a contemporary style.
